The property incorporates the latest technology in Environmentally Sustainable Design and energy efficient initiatives to achieve a certified 6 Star Green Star (As Built) and 5.5 Star NABERS energy rating.

Over $10 million has been spent upgrading the design and specification to:

Energy Efficient Design Features


  • High performance double glazing and substantial external shading protects the building during the warmer summer months.
  • The glazing specification has been upgraded by improving the properties of the glass to reduce the heat load impact of the sun on the building.


  • External façade screening is specifically designed to allow passive cooling and privacy, maximising the comfort of the working environment inside.
  • High specification “Vertilux” automatic motorised blinds are installed for Daylight Glare Control. The blinds reduce visual light transmittance and eliminate direct sun penetration during the hottest part of the day.
  • The motorised blinds are linked to the Building Management System and sun sensors on the roof. The blinds operate automatically as the sun strikes the façade of each elevation.
  • The building occupants are able to “tailor” the shading by way of a manual override switch which controls every second blind.

Mechanical Services

  • State-of-the-art ventilation (including a carbon monoxide controlled car park ventilation system), high efficiency air-conditioning chillers, floor-by-floor air handling units (four zoned thermostatic controls in conjunction with swirl diffusers), variable speed drive chilled water pumps, variable speed drive supplementary condenser water pumps - all guarantee the highest air quality whilst ensuring efficient energy use.
  • The design includes a 50% improvement on Australian Standards for ventilation rates. The Australian Standards set minimum requirements for air-handling systems preventing an excess accumulation of airborne contaminants or objectionable odours. A CO2 monitoring system controls the outside air.
  • On-floor air handling units have been increased from one single unit per floor to four variable speed drive units per floor providing a more efficient way of controlling temperatures on facades and centre zones and consistent temperature control for occupants.
  • Increased number of Low Temperature Variable Air Volume (VAV) units allowing air volume and velocity to be controlled more efficiently within each zone on the floor plate.
  • Swirl diffusers are installed to circulate airflow more evenly and efficiently.
  • Additional car park exhaust fans are installed to minimise operational costs.
  • After hours air-conditioning is controlled via online booking system, allowing total convenience to tenants.

Chillers Plant

  • Two main load chillers have been upgraded to high efficiency centrifugal chillers with total capacity 3400kWr in lieu of helical screw chillers reducing maintenance, wear and tear.
  • The base load chiller has been upgraded to an 1165kW absorption chiller with multi energy capability – gas, exhaust, heat and hot water.

Cooling Towers

  • The cooling towers have been upgraded to water cooled plants with four modules increasing efficiencies and providing improved capacity of the condenser water loop for tenants.

Electrical Services and Building Management System

  • Building management control systems including central control of community internal and external lighting minimises energy waste. All community lighting is on a programmable timer to reduce energy use.
  • Movement controlled lighting to limit consumption if an area is not in use for 20 minutes.

Tri-generation Plant

  • 1150kW gas fired generator plant to supply base electrical building load (Electrical Energy). The heat recovery unit on the generator supplies heat to the Absorption Chiller (Cooling Energy), Building Heating and Domestic Hot Water (Heating Energy).
  • Reduced greenhouse gas emissions by approximately 60% compared to a comparable building with conventional solutions.
  • The aim of Tri-generation is to reduce peak demand on electricity infrastructure by a minimum of 25%.
